CPO Grasheim Grathem Expansion Plan
The site of the sports fields became available as a result of the merger of the soccer clubs GKC (the merged club from Grathem and Kelpen-Oler), RKESV (Ell), and RKHVC (Hunsel), and the construction of the HEG sports park for the merged club DFO ’20 in Kelpen-Oler.
Due to the merger of the clubs, the sports fields are no longer in use. The municipality and the residents of Grathem have expressed a desire to redevelop the sports fields.
A group of residents in Grathem have launched a citizens’ initiative to build homes on the former sports fields. The homes are being developed under their own management through a Collective Private Commissioning (CPO) arrangement. This is a form of social project development in which future residents collectively act as the developers for their own new-construction project. The future residents themselves are the project developers. The project consists of 12 homes in a green, park-like setting.
What are we going to do?
Completed: 1 . Site preparation > already completed
During this phase, the sewer system, infiltration facilities, and road foundations were installed. The new sewer system is connected to the existing sewer system on Sportlaan. Once this work was completed, the utility lines were installed.
Completed: 2 . Utility installation > already completed
During this phase, water mains, power lines, and telecommunications cables were installed. This has prepared the area for residential construction.
Completed: 3 . Residential Construction > Already Completed
Once the homes have been built, the site preparation phase begins.
Currently in progress: 4 . Preparing the site for residential development
During this phase, the road and path surfaces will be constructed. Landscaping will also be completed during this phase.
- Construction of pavement and paths > Period from Monday, August 17, through September 25, 2026.
- Landscaping > planting season, starting in November through December 2026.
Planning for Site Preparation
Starting Monday, August 17, contractor Bloem Infra B.V. will begin preparing the expansion site for residential development. The work will take place primarily on the site of the former soccer fields.
