Starter Loan

What is it?

Do you want to buy a home for the first time, but can't get enough mortgage to take this step? Then you may qualify for the starters loan. The municipality of Leudal offers the starters loan to make it easier for starters on the housing market Requirements With this loan (of up to € 56,000) you may still be able to buy the home you have your eye on. 

Who is the starter loan for?

The Starter Loan is intended for anyone who is buying a home alone or with his or her partner for the first time. In addition, the following Requirements must be met:

  • At the time of application, you must be living in the Netherlands and entitled to reside there.
  • If you are buying the property with your partner, both of you must meet the stated requirement of not having bought or obtained a property before.
  • The starters loan is used for acquiring an existing owner-occupied or rental home in the municipality of Leudal no more expensive than €310,000, including improvement costs.
  • The starters' loan is used to acquire a new-build owner-occupied home in the municipality of Leudal no more expensive than €310,000 free on demand, including additional work.
  • The applicant must personally occupy the home for which a starter loan is provided.

The implementation of the starters loan is in the hands of the Stimuleringsfonds Volkshuisvesting Nederlandse gemeenten (SVn). SVn is the lender of the loan and does the financial review and processing.

How does it work?

The Starter Loan bridges the difference between the purchase price of the home and the (first) mortgage at the bank. The amount of the Starter Loan depends on your income, equity and the Requirements of the Municipality of Leudal.

The Starter Loan consists of two parts:

  1. A portion that is repaid on an annuity basis: the Starter Loan.
  2. One part that's going up: the Combination Loan.

The repayment of your Starter Loan "pays" for the first 3 years with the Combination Loan. As a result, the Combination Loan always accrues in the first 3 years. After this 3-year period, you will (in principle) pay interest and repayment. The moment you pay the full interest and/or repayment, you repay both the Starter Loan and the Combination Loan.

How do you apply for the starter loan?

  • Do you meet the Requirements? Then request permission to apply for the Starter Loan using the link below.

    The application can be submitted once you have actually purchased the property. It is not necessary to submit an application in advance.

  • Based on the application, you will receive an allocation letter from the municipality to apply for a starter loan from SVn.
  • With the allocation letter, you apply online at SVn for the starter loan.
  • SVn conducts an income test and determines the amount of the loan based on the municipality's Requirements .
  • You will then receive an offer from Svn. This will include the amount, the term, the monthly installment from the 4th year and the interest rate of your starter loan.
  • For the rest of the amount, you apply for a mortgage at the bank. This amount consists at most of the acquisition costs of the home minus the amount of the start-up loan.
  • The bank will then make an offer to you. Send a signed copy of this quotation to SVn within 4 weeks.
  • Once you have accepted the offer and met the Requirements , SVn will send the documents to the notary. You will receive a message about this, after which you can make an appointment with the notary to execute the deed of your starters loan and the deed of your first mortgage. The loans must be executed simultaneously.
