New, sustainable homes in Roggel

The municipality of Leudal is working together with Wonen Zuid and Nester on a beautiful renewal of the Beeklaan and Pastoor Hanraetsstraat in Roggel. Old houses will make way for new, sustainable and affordable rental housing. This will give the center area of Roggel a fresh and future-proof appearance.

Number of dwellings

A total of 20 outdated homes will be replaced with 24 new, energy-efficient social housing units. The project includes 13 lifetime homes and 11 single-family homes. In addition, Nester is realizing 10 new homes in this planning area. So in total there will be 34 new homes. All energy-efficient and appropriate to the needs of our time.

Central location

The plan area is located next to the center of the village of Roggel near the present facilities such as elementary school De Zjwiek, association building La Rochelle, supermarket, general practitioner and restaurants.

Construction start and planning

Demolition work has now begun. Together with the contractors and architect the final design is being worked on. The rental housing will be realized by the building contractor BAM and the work for the public area by Horster Wegenbouw Combinatie BV.

  • In mid-2026, we expect completion of the first homes

A construction sign will also be erected in the fourth quarter of 2025. Local residents will receive timely information about the work. Together with the contractors, we will do everything possible to ensure that there is as little inconvenience as possible.

Renewal of cables and pipes

The new homes also require new cables and pipes. The existing facilities are outdated and unable to cope with increased demand.

Therefore, old pipes will be removed and replaced with new ones for electricity, water, sewage and fiber optics. The capacity of the electricity grid will also be expanded to enable all modern applications - such as heat pumps, induction cooking and charging stations. Investing in a robust grid structure now will prepare the area for future developments, such as further electrification or expansion of digital facilities (fiber optics).

Residents will receive a letter

The work will be coordinated by Enexis, together with KPN and Vodafone/Ziggo. Residents will receive a letter in advance with explanations and contact information.

Redesign of public space

The project goes beyond housing. The surrounding area will also be made more beautiful and greener.

Work on the outdoor space will start on September 1, 2025 and will be carried out by Horster Wegenbouw Combinatie BV. First, the site will be prepared for construction and there will be a rainwater storage for the homes and public space.

The redesign of the Outdoor Space is aimed at

  • Improving water management and connection to the nearby Roggel Brook;
  • Future-proof residential design, through element paving in the roadway.  
  • Creating additional parking spaces.
  • Enhancing the green identity of Beeklaan and Pietersplein, focusing on biodiversity and climate adaptation;
  • Planting of trees and hedges, with a mix of native species that contribute to shade, cooling and ecological value;
  • Permeable paving on sections of public space to prevent flooding during peak rainfall events;
  • Construction of wadis and green areas that collect rainwater locally and drain it to the stream;

Working together to minimize inconvenience

During the work, contractors and utility companies will do everything possible to minimize inconvenience. Residents will receive regular information via letters and WhatsApp. With this project, Roggel will not only get new houses, but also a future-proof and greener center area. A place where residents can enjoy living, now and in the future.
